Things to look for in a good property manager\agent.
One of the key attributes of a good property manager is their ability to communicate with all parties with impeccable communication skills. Both landlords and tenants need to be assured that they can contact the property manager when they need to. If the Property Manager or Agent is poor at answering the phone, responding to emails or text messages or returning messages then this is considered a poor property manager or agent.
The property manager or agent must have a complete understanding of all aspects of the industry, they must also keep up o date with changes that can occur frequently and they should inform all parties of relevant changes.
Most successful property managers place people as their highest priority, a good property manager must be able to deal with people with key attributes of honesty, integrity and transparency.
A professional property manager is kind, sensitive but authoritative when dealing with issues with landlords and tenants. They must also be comfortable with dealing with other professionals, legal and financial.
The property manager or agent must be organised, in particular when they have a large listing of tenancies that they are responsible for, they must meet expected deadlines and manage all issues related to each party in a professional and timely manner. It is sometimes the case that a small agency (such as a husband and wife) can fail this required attribute which causes more serious issues for both the tenant and the landlord. When problems slip then tend to escalate and become more difficult to manage to a satisfactory outcome.
