Tenancy Toolbox is an community initiative by Traada Information Services (a division of TechnicaOne Business Solutions) based in Darwin, Northern Territory, Australia.

The project was established because of the high number of issues that Tenants' experience from Agents who do not conduct their business in a professional manner. Some of these Agents who belong to a Real Estate Institute simply don't abide by the REI's code of conduct when dealing with Landlords or Tenants. Unfortunately, many of the issues or breaches by Agents or Landlords are unreported through the various tribunals because of perceived complexity, costs involved, or simply just walking away from the issue. Because issues don't get reported it causes:

  • Tribunals not receiving correct metrics of issues faced by Tenants.
  • Agents\Landlords continue to breach regulations.
  • Tenants losing bonds or inappropriate deductions from their bond.
  • Agents putting their industry in disrepute.
  • Abusive behavior by Agents\Landlords.
  • Inappropriate reporting of Tenants to blacklists and non-disclosure to Tenants.
  • Agents who pass on Tenants private information to third parties without consent.
  • Failure to maintain property or ancillary property.
  • Inequality in the tenancy responsibilities.

Tenancy Toolbox is currently self funded.



Equitas : Latin concept of justice, equality, conformity, symmetry, or fairness.

Tenancy Toolbox includes Equitas which is a database of Agents, Landlords and properties which have been logged by tenants into their tenancy toolbox account, Equitas is designed to measure various metrics of tenancy, issues and disputes and results in a rating that other members can reference before taking on a tenancy. This is similar to a tenants blacklisting database which is commonly used by Landlords and Real Estate companies but is exclusively for Tenants. Ratings are defined by actual events logged into the Tenancy Toolbox, these events can be either positive or negative and demonstrates the agents\landlords professional conduct in delivering residential tenancies. Tenancy Toolbox tracks agents, properties, property managers and landlords.

Tenancy Toolbox aims to resolve issues in a timely manner and to avoid the need to escalate issues to a civil and administrative tribunal.

Tenancy Toolbox will lobby Government with various issues that negatively impact Tenants during the course of collecting issues, this includes reviews of determinations by local Civil and Administrative Tribunals in relation to the appropriate Residential Tenancy Act. We engage with Real Estate Industry and Community Legal Services to ensure openness and transparency with the aim of Equitas for all parties.
